Dean Chapman MAI, SRA, SR/WA
Dean is a native Californian; born in Albany and raised in San Lorenzo. For the last 30 years, Danville has been his place or residence and is also the location of his main office. A second office is near the town of Oakdale in the Central Valley.
Mr. Chapman began appraising real estate in 1977 when he was hired as a staff appraiser with United California Bank in downtown Los Angeles. In just 2 years, he had appraised nearly 2,000 homes for mortgage purposes. Some of the more interesting houses he had appraised before transitioning into commercial property belonged to Neal Diamond, Marvin Gaye and Andy Griffith.
In 1979, he joined Donald H. Ashley and Associates in Hayward where he was taught techniques needed to properly appraise property for condemnation purposes. Mr. Chapman was awarded the RM designation by the American Institute of Real Estate Appraisers in 1984 and the MAI designation from the Appraisal Institute in 1991. After Mr. Chapman bought the appraisal firm from Mr. Ashley, in 1998, he became a member of the International Right of Way Association and was awarded the SR/WA designation from that organization in 2003. In 2005, his article entitled Transmission Lines and Industrial Property Value was not only published in the Right of Way Magazine, it also won the Mark Green Award for excellence in journalism. More recently, Dean and Michelle co-authored an article entitled Transitional Use TCEs that was also published in the Right of Way Magazine.
Mr. Chapman is married and has two sons. His hobbies include running marathons, hiking, fly-fishing and singing. Prior to becoming an appraiser Mr. Chapman was a back-up singer for numerous celebrities.

Michelle Patton MAI, SR/WA, R/W-AC
Michelle was born and raised in California. She was originally from Danville but now resides near Oakdale.
Mrs. Patton began her appraisal career in 2003 with Robert Ford and Associates, a commercial appraisal firm in Modesto, California. In 2009, the firm was purchased by Craig Owyang Real Estate where Mrs. Patton was a senior appraiser for over four years. She officially joined Dean Chapman & Associates as a staff appraiser in 2014. She earned the MAI designation from the Appraisal Institute in 2012 and the SR/WA designation and R/W-AC (Right-of-Way Appraisal Certification) from the International Right of Way Association in 2017 and 2013, respectively. She is recently served as President on the Northern California Chapter of the Appraisal Institute’s board of directors.
Ms. Patton has five children: two daughters and three sons. Her free time is spent hiking, running, wood-working and cheering for her kids on soccer fields all over California.
